Murree is the most seasonal market Maqam deals with, and seasonality is the whole story. There are two real peaks — the summer escape from the plains, and the first proper snow — and between them sit long stretches where the property earns very little. A season that goes wrong is not recoverable in the shoulder months, which makes pricing and availability decisions far higher-stakes here than in a city.
The second defining fact is absence. Most hill properties are owned by people who live somewhere else, usually Islamabad or Lahore. The owner is not there for check-in, not there when the geyser fails, and not there when a guest arrives at eleven at night in fog. Everything depends on the person who is, which makes the caretaker arrangement the single most important decision an operator in the hills makes.
Then there is the weather itself. Roads close. Power goes. Bookings get cancelled by snow nobody could have predicted, and guests sometimes cannot reach the property at all. Costs are lumpier too — firewood, generator fuel, snow clearing, repairs that only show up after a hard winter — and nearly all of it is paid in cash by someone standing on the mountain while you are not.
The caretaker is not a convenience in the hills, they are the operation. The arrangement has to work without supervision, because there will not be any.

Price the peaks wrong and the year does not work. Fill the shoulder season badly and the property sits empty while still costing you.
